Our Roots

The name “American River Partners” honors our roots in Sacramento, California. In 1995, Steve Eggert co-founded a multifamily development company in Sacramento, marking the beginning of our journey. While we’ve since expanded beyond real estate development and beyond Sacramento, our name serves as a constant reminder of where we started—and keeps us grounded in our core values of family and humility. We carry this legacy forward, guiding families toward lasting value and meaningful connections across generations.

Early Beginning

We began developing affordable rental housing in Sacramento in 1995. That evolved into Anton DevCo, which has developed, built, and managed over 12,000 market-rate and affordable apartments across Northern California, Southern California, Colorado, and Arizona. Today, Anton DevCo continues to own, manage, and selectively develop rental communities throughout the Western United States, and also provides third-party property management services through Anton Residential. In 2022, we spun off a majority interest in our construction company to our longtime partner. Now operating as Next Phase Construction, Inc., this company remains a leading builder of market-rate and affordable multifamily housing in California.

Strategic Growth

We began with affordable housing as an early pioneer using the low-income tax credit program and developed over 50 affordable housing communities. We evolved into market-rate housing, becoming a leader in Bay Area multifamily development. We have developed over 20 market-rate projects.

While we’ve grown from a pure real estate company into a diversified investment firm, development and asset management—the foundation of our early operations—remain core elements of our overall investment strategy.
